There are many cost factors when it comes to building an addition, but here are a few things to consider that can affect the price.

Do you really need an architect?
Are you adding a simple family room onto your home with one door into the rest of the house and one to the outside? In a case such as this, a contractor should be able to move forward without the assistance of an architect. But if you are moving walls, redesigning the way one room flows into another adding a half loft and a spiral staircase or countless other complicated or intricate changes to your existing home, you may want to consider bringing an architect on board to make sure you not only get what you want, but that it is designed in a structurally sound and aesthetically appealing way. The addition of an architect to the project will add a substantial cost, but could make the difference between a mediocre addition and an amazing and beautiful change to your home. 

Will the addition add value to your home?
Even if you have no plans to sell anytime soon, always consider the resale value of your property. It's not that you're going to turn a profit on your investment, but you should go into the job with realistic expectations about payback. Because they're among the most expensive home projects, addition jobs often return less than remodels. But if you are significantly adding to the square footage of your home or adding important types of rooms such as bedrooms and bathrooms, your investment may pay off considerably.

Size
The size of your addition is the single largest factor in determining the cost of both labor and materials. The larger your addition, the more you will pay for wood, drywall, roofing, concrete, not to mention any interior touches you add in terms of wall, floor and window coverings. However, don't let these costs scare you into building a smaller addition than you really want or need . You can research the use of reclaimed or reused building materials to help defray costs, and your contractor may not charge much more for a larger addition than a smaller one as you might think. Talk over options with your building pro to see if there are cost savings on both labor and materials if you buy in larger amounts.

Agree on price and payment schedules before you start
An addition is often a lengthy project and so a contractor may ask for money in advance of the work being started and after completion of specific milestones along the way. Make sure that the payment schedule and total amount is agreed upon and put in writing before the start of the project.

<![CDATA[Information on Concrete Interlocking Pavers]]>Sat, 01 Sep 2012 00:26:39 GMThttp://www.roperconstruction.net/3/post/2012/08/information-on-concrete-interlocking-pavers.htmlInstalled in layers (from the bottom up) concrete interlocking pavers are a flexible pavement system. The bottom layer consists of compacted sub-grade or soil. It is important to compact the sub-grade level as that level adds to the stability of the finished surface.

The next layer is a geotextile fabric. Geotextile fabrics are permeable which have the ability to filter, reinforce, protect or drain the soil underneath. When used with concrete interlocking pavers, this layer helps to drain water and helps protect against erosion; especially when paving on a hill or slope.

The next layer is a compacted aggregate base. This layer is composed of various sizes of gravel that are compacted to form a sturdy base. Bedding sand is next and is usually laid to a depth of one inch. Edge restraints need to be in place before you can lay the paving stones. Edge restraints are the border that holds the pavers together.

You want the edges of your concrete interlocking pavers held firmly in place so that over time they do not start to separate. Finally you can lay the paving stones, leaving a small gap in between the stones. Compacting the pavers pushes them into the bedding sand and helps to stabilize the stones before the final layer; which is to add joint sand over the entire surface, compact them again with a vibrating plate to fill all the joints and gaps. This procedure creates interlock.

Concrete interlocking pavers allow for a transfer of movement so that heavy loads will not crack or damage the surface. The surface is flexible and moves and adjusts depending on the water level, stress load, and climate. Standard concrete slabs are rigid and do not have any flexibility.

That is why concrete slabs can crack and break over time. Other factors that cause concrete slabs to break are shrinkage, soil expansion, and frost heaving of the sub-grade layer. Fiber reinforcement and rebar can add to the strength of concrete, but even that will not eliminate the inevitability of cracking and breaking.

A concrete interlocking paver system is easy to maintain as well. For the most part you can treat it like any other paved surface. There may be a few instances of surface weeds, but most commercially available weed killers can keep your surface weed free.

Most manufacturers of concrete interlocking pavers will provide a lifetime warranty against cracking and breaking; especially if properly installed. Properly installed concrete interlocking pavers can and will last a lifetime. Improperly installed concrete interlocking pavers can separate, sink, and fail in a matter of years.

You want to make sure that you get the best product for the job that you can afford.

One of the slightly more expensive options out there is residential foam insulation. However, you will recoup your costs over time with the additional savings in energy costs that you will get through using expanding foam. Because it expands to fill any spaces where air and moisture might enter the home, it is one of the best types available. It is easily applied through a spray nozzle.

For something more affordable, you could get one of the forms of blow in insulation. Commonly used types include fiberglass (the most effective), mineral wool, and cellulose. You will need a thicker layer than you would if you used fiberglass or mineral wool batts, but this will save you some money and make it easier to insulate hard to reach areas.

More common in the UK, foam roof insulation is now becoming more popular in the US. In the past it wasn't used since it was believed that roofs needed to be vented. If your roof is vented you can still use it for your attic floor, however, it won't control the temperature of the attic as well.

One of the places you should be sure to insulate is your attic. Attic ceiling insulation is especially important since heat rises and you don't want all your heat in the winter to go right out through your roof. You want it to be trapped in the house and keeping your warm.

Although many people do not use garage door insulation, it can really help to regulate the temperature of your garage and make it a more useful place. You might also find that you save on your energy bill if you use it and have an attached garage. It is very easy to install yourself with kits available on the internet.

Anyone with a steam or hot water based heating system should also be sure that they are properly insulating their pipes with steam pipe insulation. Other types cannot withstand the temperatures of these pipes, and without the correct product you will lose heat quickly and it won't reach the farthest areas of your house.

Finally, cellular glass is a fire resistant, strong type of commercial insulation that is used for insulating roofs and special types of pipes and equipment, especially when there are either very hot or very cold temperatures involved or when it is important that the product be waterproof.

A soils report may be required depending on the building site. What is a soils report? The report gives understanding of earth conditions affecting a building. They are required in areas with expansive or low strength soils. Other times a soils report may be required include buildings where the foundation will be supported by fill, projects on steep slopes or where a lot of grading will be done.

Soils reports are obtained before construction begins. The engineer who designs the foundation uses the soils report in determining what kind of foundation design to use. In this way, problems such as differential settling over time can be avoided. There are various methods used to test soil in preparing a report. These include drilling core samples, driving steel rods into the soil to determine density and the presence of rock, test pits and the use of a seismograph.

The concrete driveway is composed of a series of concrete slabs that are formed by concrete material being poured into a wire mold. The actual concrete mixture will be poured onto a layer of wire mesh atop a few layers of other materials. One recommendation is to reinforce the sides of the driveway with rebar. Another option that is to use pieces of lumber that are the right width to reinforce the height of the driveway.

The layers of the driveway below the concrete are usually threefold. The first layer is the sub-grade, usually composed of natural soil. The second layer is the sub-base, composed of small stones with a length of up to 1.5 inches. The third layer is the base, composed of gravel.

When you choose a concrete contractor, you can specify the quality of the materials that will be used to build the driveway. The contractor should ensure adequate drainage of the soil, gravel, and stone layers below the concrete surface. Sufficient drainage is essential to the durability of the concrete driveway.

The type of soil that sits on your property will determine how much work is needed to prepare the soil foundation for the driveway. For example, some types of soil will be able to function as the sub-grade, sub-base, and base of the driveway. Other types of soil may require the contractor to dig out so many inches of soil before the sub-layers of the driveway can be laid. Therefore, soil quality is an important consideration when choosing a property on which to build.

There are other paving options besides concrete, including asphalt and custom pavers. Choosing the right driveway construction depends on your budget and your desired look for the entrance to your home. Remember, a quality driveway increases your homes curbside appeal.

Concrete has a rather low tensile strength, but a very high compressive strength.

Surprisingly, you can stain and color concrete based on your preference and decorative scheme. Coloring adds beauty and strength to concrete walls; it is a cost-effective way to add color and enhance the look of your home and yard. The color choices for concrete are varied and the finishes are limited only by your imagination. Sandblasting colored concrete will give your concrete a very dramatic look!

You can color concrete in a variety of ways: acid staining, painting and using integral color. Integrally colored concrete can be done either on site or with colored bags. Usually, the outcome is earthy or pastel and the colorant can be either a liquid or powdered form.

Brighter colors usually require a “Dry Shake.” This method makes concrete even more durable and abrasive-resistant. Dry shaking colors the surface of the concrete and can be used to beautifully break-up the mono-color of large areas of concrete.

You can get very cool effects by using multiple colors. This is easy to do at home and you should be able to find ready-mix bags at a landscape supply store.

Color uniformity is achieved by carefully preparing materials and observing proper curing of the concrete. Your cement-water ratio must remain consistent throughout to ensure that the colors are even. After coloring the concrete, a sealer is used to protect the finish and improve its ability to withstand weather and water. Most colors for concrete are lime-proof. Colored concrete is beautiful on driveways, patios and walkways.

Sealers do this by making the surface of concrete materials water resistant so that water cannot penetrate into the concrete. Using a sealer  is a great option if you want to protect areas where water or moisture could seep in.

Where  Sealers are Used
Concrete countertops have to be water resistance to remain in good condition and for it to be durable. This is achieved by applying a concrete sealer. A sealer can make concrete countertops water-resistance and decrease maintenance costs down the road.

They offer a level of superior quality to concrete counter tops while making them waterproof at the same time. Usually, two to three coats of a concrete sealant needs to be applied on a pre-cast or custom-made concrete counter top. This  application is done on site, as the concrete countertop is installed.

The  sealant protects the concrete countertop from virtually all leaks and adds luster to the surface area. They are usually used on pavements, patios, driveways and virtually any other surface that works with concrete.

Sealing  is both necessary and beneficial in various ways. It acts by strengthening the concrete surface on to which they have been applied. What does this mean for you? Easy cleanup of your area! If a sealer has been used on your driveway, you will notice how much easier it is to remove built up snow and ice from the walkway. Stains and spills on your kitchen countertop or patio that typically leave behind nasty in-erasable marks can be eliminated!

Other Advantages

Sealers have a major incentive. They take very little time or effort to maintain and don’t have to be maintained as often. They are easy to use no matter if they are used in concrete driveways, patios or kitchen counter-tops. It takes about a week to apply two to three coats of the sealer, but it will be well worth it! A liquid wax shine and other simple clean up methods can then be used. In the basement, concrete sealers can do a lot of damage control. Sealing the gaps, cracks in the wall and joints will stop condensation and decrease mold growth and bad odors.
